CM Sporthorses Property For Sale at Minnipa - 22 acres!
Below is a basic layout of the house/yard and the entire property layout is below that.
Probably not entirely to scale, but gives an idea of where things are located so that when you look at the images, it makes
sense!    If you would like any more images taken than I have on this page - please let me know!
A bit of an explanation of the above property layout:

A & B: Foaling Yards (Pic: 1 and 2)  
- Foaling Yard A is lined with rubber
matting and has  a tap just outside of it so that you can fill a tub/trough
yourself and monitor the horses water intake.
Foaling Yard B is metal pipe rails as you will see in the photos and has a
bathtub that is plumbed in with a float valve on it for a permanent water
source.

C: Stable Yard and Stables (Pic: 3 and 4) - Two stables, both a
reasonable size, or use one as a stable and one as a hay shed/tack shed?
 Your choice!   One large yard off the front of it - with weldmesh fences so
is suitable for foals, goats, sheep, small critters etc...   The yard is also next
to the Round Yard for easy access.  In the round yard there is a cover
plate, and under that (in the centre) is a tap which can have a hose
connected to water the round yard if you require.   There is also a tap next
to the stable yard/garden bed area to use in the stable or garden.

D: The Back Of Cookys Welding - this is NOT included in the land,
however we currently have use of this area at times - dependant on how
busy Cooky is and whether he has machinery parked in there or not -
mainly we use it as a thoroughfare to the paddocks/laneways at 10
McNamara Road to avoid having to move horses on the actual road where
possible!   We have a piece of electric tape that we just stretch across to
create the little laneway when needed.   The water for 10 McNamara Road
also goes across this section from 2 McNamara Road.

E: Machinery Parking Area - this area is used to store all the 'useful stuff'
and machinery.   There is enough grazing in this area for a short period of
the year that you can put stock on for a week or so - its a nice 'extra bit of
space' when needed.    Access to the 'sheep yards' is also in this section -
the sheep yards are the little yards at the bottom right of the E area.

F: Parking Space/Paddock/BBQ Area - This area is usually closed off to
the animals, however can be used easily for sheep, horses, cows etc....
and has access to water in the paddocks surrounding it, as well as having
a tap and hose there as well near the entrance to the laneway.    We have
in the past had bonfires in this area, and use it as part of the laneway
system generally.

1: Stallion Paddock - This paddock is at the front of the property
and has a nice high fence around it, a few trees for shade, and is
where we have had stallions paddocked quite a lot, or mares and
foals, or mares waiting to foal.

2 & 3: Sacrifice Paddocks - These two are rarely planted with
anything as they are quite rocky (limestone), but are very handy
for having horses close and accessable, and for putting horses in
when the back paddocks are cropped and waiting to grow, or when
its too dry and dusty and you dont want the back paddocks to blow
away.    

4: The Arena Paddock - A decent sized area to be able to work
horses in safely, and a handy paddock with easy access to the
round yard, stables and catch yard.    A lovely big tree which
provides a lot of shade is in there too - it shades the top section of
the paddock, the round yard and catch yard.

5 & 6: Back Paddocks - the scale is pretty off with the diagram of
these two - 6 is actually much bigger than 5, and am not quite sure
what went wrong in my diagram there - but these two paddocks as
you can see have a laneway between them and on Daly Road
there is a 12 ft weldmesh gate that gives easy access to the road,
and there are two large cockys gates at the bottom there that give
access across from one paddock to the other - at the corner of 6
and D at Daly Road there is also a cockys gate giving access to
the paddock with large machinery.    These two paddocks have
been planted each year - and we have cut hay off paddock 6.    

7: Stallion/Mare and Foal Paddock - this one is a handy stallion
paddock - it is separated from the other paddocks and has a catch
yard at the side of it.   Lovely trees for shade.
8: Large paddock - that is able to be sown in
and around the trees and provides good grazing
when the crop comes up for a couple of months.
There has previously been a house on this
section, however the foundations have been
removed by us in the last couple of years.  If you
want water connected to this block - the meter
would be at the top left hand section of this
paddock next to 8 McNamara Road's house.
(remembering that the water for 10 McNamara
Road comes from 2 McNamara Road across the
back of Cookys Welding at the top of section D)

9: The Pony Club Paddock - a large paddock
that has cross country jumps in it, a nice big flat
area that we have previously set an arena up
on, and on occasions have held Pony Club
Rallies for LeHunte Pony Club here when it
suited members.   There is also a 'long drop'
toilet in this paddock (easily moved if you want to
shift it!).   Great to sow in between the trees, and
great grazing for a couple of months of the year.
10: The Feedlot Paddock - a smallish paddock that is suitable for 'feedlotting' a few sheep or a couple of cows - or for
housing a couple of horses or ponies.   Has access to the Sheep Yards (in section E), a few lovely trees for shade, and is a
handy paddock.

11: Harolds Paddock (The Double Paddock) - Named Harolds Paddock as there is a lovely old horse that belonged to a local
buried down the back and his cross is there - it was originally two paddocks when we fenced it (we have refenced the entire
property), and then we removed the fence and made it into one big paddock.   Lots of trees, and lots of room for mares and
foals, with or without a stallion - and easy access over to the Catch Yard next to Paddock 7.

12: Middle Paddock - a nice easy paddock to put stock into.  Laneways between 11 and 13 - so suitable for stallions and
also great so that horses dont argue through fences.    You can open the top of the laneway between 11 and 12 to let Cows
or sheep in to graze that section.

13: End Paddock - This one has been used for agisted horses at times, and has lots of lovely trees in and the fence between
it and the laneway next to Paddock 12 is three strands of plain wire - so sheep can wander in and out to clean up when it gets
a few weeds in it.
It kills me to do it, however I am putting my property up for sale and looking at moving away from the area for a number of
reasons, one of the major ones being that I have realised I am not really up to doing the big drives to and from horse shows
and as I am trying to focus on my breeding and getting the youngsters out and shown - I really need to be where I can do this.

Health wise - a very major reason for selling and moving - after a couple of body meltdowns in the last few weeks, I have
decided I really do need to be closer to Adelaide if at all possible and need to decrease my numbers dramatically.

To all those who will be wondering: NO I am NOT parting with the Clevelands!!!!   They are a huge part of my decision to
up-sticks and move.   I am dedicated to breeding and promoting great quality Cleveland Bays and Cleveland Bay Sporthorses!

And YES, I probably do need my head read for selling a property that we have put a lot of time and effort into setting up -
however if I could pick it up and move it closer to the shows etc - it would be fantastic!!   Sadly, I cannot move the realestate
though!

I love the area here, it is fantastic - fantastic people, and being right on the Horse Transporters route from East to West - it is
ideal for breeding and selling horses - the trucks go past every week - VERY convenient!!!    And while it may be located in the
middle of the Eyre Peninsula - Minnipa is central to everything....

An hour from the beach (Perlubie Beach that we have taken the horses to on a regular basis and posted pics of!!), a couple of
hours from Pt Lincoln and Ceduna, an hour from Streaky Bay, three hours from Whyalla or Port Augusta....

There is Tennis, Netball, Football, Table Tennis, Lawn Bowls (for the younger crowd - the Night Owls Lawn Bowls is great!!), a
fantastic school just 15km out of town (Karcultaby), a Swimming Pool, Playground, Cricket...

The Gawler Ranges are just 45 minutes away as well and have some fantastic camping areas and hiking areas....

Tcharkulda Rock and Pildappa Rock (which has a 'Wave Rock' that is said to be better than the Wave Rock in WA!!!) - are
both just a few km out of town.

There is Team Penning at Wudinna, there are a fair number of shows, Dressage Club, Showjumping etc within a couple of
hours drive - and the Hunt Club down near Tumby/Cummins.....

There is a Pony Club at Wudinna (LeHunte PC), and Tcharkulda also has a big cross country course - as they used to have
the Hunts there!!!

Great quality Hay and grain are available from the local farmers!!!

Why would I want to move???    Well, If I was completely well, it would be a no brainer.... I wouldnt be going anywhere.... but I
am not, so something has to give.
